Asset and Building Consulting

1. Technical due diligence

We provide an independent building inspection that examines the condition based issues with a property at acquisition or divestment and their associated future capital expenditure requirements. Our reports range from ‘by exception’ overview to comprehensive high level reporting including full documentation reviews.

Benefit: Understand the commercial impediments, immediate rectifiable issues, forecast capital expenditure, and actual/forecast operational efficiency of the property. Used during contract negotiation.
2. Make good schedules

MBM undertakes a detailed inspection of the premises and a review of the lease to provide an assessment of the building condition. Reports can be undertaken prior to lease commencement through to termination. Our reports include identification of breaches of the lease including items of disrepair and general remedial works. Final schedule of make good includes costed budgets.

Benefit: Provides clarity and certainty between tenant and landlord and mitigates future disputes. This can also lead to identification of tax benefits.
3. Condition audits

We undertake an independent and comprehensive building inspection to assess the current condition. Our reports include condition based issues, backlog maintenance, compliance and risk. We can also review the maintenance regime including procedures and processes to assist in the preparation of maintenance and capital expenditure plans and budgets.

Benefit: Creates a clear picture of a building and property portfolio and enables the owner to make informed long-term asset decisions.
4. Life cycle costing

Effective asset management is achieved by understanding the life cycle of your assets. MBM has an established approach to life cycle modelling to assess the replacement cost and life expectancy of a building’s major elements. The model can be used during the initial planning and design of the building through to the longer term asset management.

Benefit: Allows the impact of design decisions to be assessed both in the upfront build cost and in the long term maintenance costs.
5. Asset registers

Our asset registers are compiled using a robust data collection methodology which provides data integrity and flexibility of analysis. We are able to provide asset registers in various formats from static data to online access with regular updates via iOPS™ — Integrated Online Property Solutions.

Benefit: Provides a comprehensive record of the asset for the use in asset planning, funding, sinking fund preparation and tax depreciation.
6. Sinking Funds

Strata titled properties and retirement villages must provide owners and occupiers with the appropriate consideration of capital (and maintenance) expenditure requirements over a minimum 10 year period. MBM provides expert building consulting, engineering and quantity surveying services to allow for an assessment of the current condition of your asset, its remaining life and forecast expenditure.

7. Capital expenditure forecasting and analysis

MBM applies our collective cost knowledge across multiple property disciplines to provide a clear understanding of the forecast peaks and troughs of capital expenditure. This enables cost effective management of your property. 8. Facilities management advisory

Our FM advisory services relate to the planning, procurement and management of property assets. We believe that the successful attributes of an asset management strategy include understanding the existing asset base, its fit for purpose and alignment with the organisation’s projected needs. Our services include structuring, delivery models, preparing contracts and specifications, preparation of reports and performance monitoring, tendering and negotiating contracts and post contract advisory services.
