1. Feasibility studies

MBM provides early and effective feasibility cost advice which is essential in the initial stages of any project. We help the client assess the viability of the project by identifying key development risks, assisting with scope definition and providing cost and program advice.

Benefit: Assist in gaining finance and can be used to highlight the sensitivities that can have the greatest impact on the project or development’s success.
2. Cost planning and estimating

MBM prepare detailed cost plans to enable cost monitoring and establish realistic budgets incorporating all contingencies to provide a total project cost estimate.

3. Bills of Quantities

MBM provides detailed Bills of Quantities for tendering and construction administration purposes.

Benefit: Comprehensive evaluation of tenders from a comparable base. Provides a basis for variation assessments throughout the construction period. Improves the quality and accuracy of the tender documents issued to the building contractors for pricing.
4. Tender estimates, analysis and evaluation

MBM provides an independent professional tendering and documentation service. We are able to provide documentation for tendering including provisional sums (through consultation with the design team), evaluate tender responses and reconcile to the proposed budget.

5. Contract administration

MBM applies established cost monitoring and reporting procedures to review progress claims and completed works to recommend payment. We also monitor and cost any document or client changes, provide cost to complete reports and negotiate any variations.

Benefit: Project is completed in accordance with the building contract. Mitigation of complaints through independent assessment of variations.
6. Financier reporting

MBM provides a rigorous risk management framework that not only helps to safeguard the financier but also the developer and builder by providing an independent review of pre-commencement construction costs. During the post-contract stage MBM provides cost to complete, progress payments and recommendations, as well as monitoring and reporting on potential risks.

7. Replacement cost analysis

MBM reviews existing documentation, identifies building improvements and parameters of fit-out ownership prior to our site inspections. Our methodology allows for a facsimile replacement of the existing building including cost of demolition, removal, site establishment, bringing the building up to current legislative requirements and associated professional fees.

Benefit: Assess realistic cost of replacement, preventing under or over insurance.
8. Expert witness and dispute resolution

MBM has extensive experience in expert witness and dispute resolution services, offering impartiality of opinion and an excellent working knowledge of building contracts. We prepare reports of the quantum with all figures being capable of substantiation.
